All too often I am asked about warehouse-style office space in DC. Aside from the Wonder Bread building, U-Line Arena and a handful of other boutique buildings, there are only a few converted warehouse options available for office use in the city.
That is all about to change as the next best tech option is underway at 1827 Wiltberger Street in Shaw.
Dubbed The Adora, 1827 Wiltberger is a mixed-use development that will include 41,000 square feet of office and retail space below two levels of luxury residential condos. The former warehouse is being adapted as a true work-live-play destination while remaining true to its industrial roots.
The building was originally constructed in 1893 to house the Holzbeierlein Bakery. The business stayed in operation until in 1953 and went largely ignored until Old City Development Group and PGN Architects bought it in 2002. After a long zoning process, the project is finally under construction and is scheduled for completion in September 2019.
As expected, the building will include original brick, hard wood floors, and steel beams throughout. The office space on the 2nd and 3rd floors will have ceiling heights ranging from 9’8” – 11’8”. Amenities will include bike storage, dedicated shower facilities, and an outdoor balcony on the third floor
Located next to the Wonder Bread Building and right behind The Howard Theater, the property is only 2 blocks from Shaw Metro and surrounded by endless food, retail and restaurant options. Although there is no parking in the building, the property is adjacent to two parking garages.
