Up Against a Tight Timetable, Notarizes Relocates Staff to New Offices in Fairfax

 

I was originally introduced to Adam Pase, Co-Founder and COO of Notarize in late 2017. Adam was anticipating considerable growth for the company and needed to identify relocation options quickly. Like most people new to the leasing process (or new to anything for that matter), Adam turned to Google to find out where to start. Adam came across our TechOfficeSpaces.com Washington, DC page, filled out the search form, and within no time we developed a strategic plan and were out touring properties.

After a few starts and stops, it was determined that Northern VA would be the best area to focus on for the search. At first, the timing for a relocation was flexible as Notarize was on a month-to-month lease in Crystal City, but that soon changed with an unexpected phone call. Notarize’s landlord notified us that another tenant was interested in their space and we had to be out in 30 days!! Needless to say, the scramble was on.

Right away, I adjusted the survey to include only ready-to-go spaces (both subleases and pre-built suites) and we hit the pavement touring the next day. Despite the condensed timeline, Notarize did not want to sacrifice its core priorities for the new space which included a comfortable, modern layout for its employees, free parking, 24/7 access for employees, amenities such as a conference center and fitness center, and walkable restaurants/food options nearby.

After seeing 8 properties in Reston and Fairfax, our attention quickly focused to 12700 Fair Lakes Circle in Fairfax, which fit the bill for all of our requirements.  The building, known as Fair Lakes 4, had recently constructed a pre-built spec suite on the 2nd floor directly off of the elevator. The suite is just over 3,700 SF with the open layout Notarize was looking for along with a handful of offices and huddle rooms.

The complex also includes a 7,000 SF fitness center, a tenant-only conference center, a furnished outdoor patio overlooking the lake, free shuttle service to and from the Vienna Metro station and an abundance of walkable amenities including Whole Foods, Starbucks and other restaurants/cafes.

In just 24 days, we were able to survey the market, tour various options, negotiate terms and ultimately execute a lease document.  If you read my piece on When to Begin the Lease Evaluation Process, you know that I usually recommend a minimum of 6 months to go through a thorough lease evaluation process. However, this was a great example of how teamwork, organization and laser focus can produce positive results in challenging circumstances.  I couldn’t be happier to have worked with such a phenomenal company that is revolutionizing the notary process (see videos below).
