The Shaw neighborhood, specifically along 14th and U Street, has become the epicenter for DC’s restaurants, night life and social scene. Towering cranes and yellow Mack trucks have been a steady fixture of Shaw’s skyline, with new apartment buildings and retail rising to fill every vacant lot in sight.
Despite the area’s skyrocket growth, Shaw has lacked a stable supply of quality, functional office space. Yes, there have a been a handful of projects like the Wonder Bread Building and Manhattan Laundry that have been major additions to the neighborhood, but by and large, office space has been at a premium.
So whenever a quality suite hits the market in these northern streets, it generally doesn’t stay available for long. The latest one to pop up is the top floor of 1428 U Street, and it may very well be the most unique space currently on the market.
Thanks to the rapid growth of the public benefits software company, Nava, their 4,278 SF suite can no longer accommodate the company, and as a result, they have listed their space for sublease.
The suite has it all; exposed brick, 13’+ ceilings with wooden beams and skylights, private phone booths, meeting rooms, a bathroom with a shower and a large conference room. The layout is also highly efficient, housing approximately 40 work desks in the open work area, which comes to a 1 employee per 100 SF ratio.
No amount of blabbering will do the space justice, so I’ll let the pictures to the talking….
The sublease terms runs through April 30, 2019 with an asking rent of $33.50/SF, full service, but a longer term can be made available directly with the landlord. For more information, or to arrange a tour, please fill out our FREE office space questionnaire or email us directly!!
