108,800 SF of Sublease Space with Skyline Views Available in 2018

In 2014 Corporate Executive Board committed to consolidate their headquarters into a new office tower currently being constructed directly next to the Rosslyn Metro. CEB intends to relocate into the 550,000 SF building, known as CEB Tower, upon its completion in 2018 despite having a lease commitment in its existing building at 1777 N Kent Street through 2023. As a result, the member-based advisory company has listed 108,000 SF of its space on the market for sublease through the end of its remaining term.

CEB currently occupies floors 4 through 8 at 1777 N Kent, each with views of the Potomac River and the Washington skyline. Designed by Gensler, each floor has a nearly identical layout with over 20 glass offices, multiple conference and huddle rooms, vibrant colors and over 100 workstations. Considering the floors are just shy of 22,000 SF, the space delivers an efficient 155 SF per person while maintaining an open and collaborative work environment (click here for floor plan).

The building itself was renovated in 2013 to include new common areas, a new lobby, and a tenant-only fitness center with locker rooms and showers. These renovations arrived not a moment too soon, as Rosslyn’s appeal continues to grow due to its growing retail scene, including the highly anticipated Central Place, and commuter-friendly accessibility.

The space is being marketed in the low $40’s/SF and can be divided to accommodate multiple tenants. If you are looking for space in the next 18 months, this is an ideal space for a creative firm that wants to view DC from the outside in.
