2,500 – 6,500 SF Spec Suites Underway at Prime Corner in Dupont Circle

1800 M Street made news in October when it was announced that Columbia Property Trust and Allianz Real Estate had purchased the massive 580,000 SF property in the heart of the Golden Triangle for $421M, capping off the largest office sale since 2015

Already home to some of the best amenities in the Dupont area, including a 6,800 SF spa-like fitness center, 1800 M Street is upping the ante by creating five spec suites and a 5,000 SF amenity zone with high-end finishes to promote comfort and collaboration.

Designed by Wingate Hughes, the 5th floor will include hardwood flooring, curated art, new lounge furniture, a cafe and a conference room that can accommodate 25+ people.

This ‘neighborhood’ style of working has been gaining popularity in the DC market. Similar workplaces have been featured on this site and include Carr Properties’ WaveOffice, Brookfield’s 1560 Wilson Blvd, and MRP’s Tysons Town Hall. The communal areas aim to provide tenants with collaborative work areas while limiting the additional square footage charged to each tenant for use of the space.

The building itself went through a major renovation in 2013 to include a brand new HVAC system, one of the nicest office gyms in the city, a new rooftop terrace, renovated lobbies, and new elevators. It also has 4 sides of glass allowing for natural light to pour into the expansive 55,000 SF floorplates.

If you are a buyer of the neighborhood-style of working, then the location, flexibility and renovated finishes offered at 1800 M Street should make your tour list.
