It’s no secret that the 14th Street Corridor has emerged as the hottest area in DC for restaurants, bars and post-work destinations. On any given evening the street is filled with people of all ages, enjoying a variety cuisine and nightlife that is rated among the nation’s finest. While the strip just north of Thomas Circle is well deserving of its reputation, the southern portion of 14th Street can sometimes be overlooked.
A bridge to the city’s East End & CBD, 14th Street is a great destination for tenants looking for a strategic location with affordable rents. There are over 20 quality buildings with asking rents below $55.00/SF on the stretch of 14th Street between Pennsylvania Avenue and Thomas Circle. Some notable restaurants and hot spots on this portion of the street include The Donavan Hotel’s rooftop, Pennsylvania 6, The Hamilton, Buredo and MXDC.
One such building that is ideal for tech tenants is 1400 Eye Street, which is directly atop the McPherson Square Metro (just follow your nose to the mouth-watering Five Guys on the first floor). Jibe, a recruiting software development company, is vacating the building, leaving behind really cool turn-key space. The 6,777 SF suite can either be sublet for the remainder of Jibe’s lease term which expires in September 2017, or leased directly from the building’s ownership for a longer term.
The almost completely open suite is has three sides of glass, with great natural light and views of Franklin Square Park. The 8th floor suite is ideal for 25-35 employees and includes 27 workstations, 3 private offices, a large conference room with garage door, a wall-mounted bike rack, a kitchen that doubles as a collaborative gathering area, and a game room with the almighty ping pong table. The exposed ceiling and polished concrete floors provide the finishing touches that make the suite really stand out. Click here for floor plan.
The ideal location, flexible lease terms and turn-key build-out make this suite a must-see if you are out in the market looking for office space. If you’d like to give it a tour, or see other similar options, please fill out the quick Office Space Survey or contact us HERE.
