For the TAMI businesses past the traditional spec suite or sublease, add 145 S. Wells to the agenda. The same developer of the Jeff Jack Apartments has proposed this 17-floor office project, and there’s still space available. Floor plates are 11,000 – 12,500 rsf, opening doors to full floor opportunities for the mid-size user (the typical floor plate in Chicago is 20,000 – 25,000 rsf). And for a building that is everything but typical, why not add an outdoor pool, golf simulator, and sun deck to the amenity floor?

Other amenities include: bike storage, yoga/spin room, coffee bar, and an eco-garden lounge. But if the building amenities aren’t enough, Starbucks, Pret, Protein Bar, Jimmy John’s, and Hannah’s Bretzel are all within a block walk. The bike room was a big sell, but having a DIVVY station out the front door is a help. Union and Ogilvy Metra Stations are blocks away, and the majority of El/CTA stops are within a few blocks. There might be some building signage rights available for the right size user.
