Lower Queen Anne is continuing to hit headlines. Key Arena is slated to be demolished starting in early 2019 making way for a state-of-the-art NHL/NBA facility which will only increase people’s presence in the area. Large tech tenants just to the east, including Facebook, Amazon, and Google are rapidly expanding, hiring, and building. Mercer St looks different almost everyday.

The location is only three blocks to Seattle Center surrounded by a expanding local shopping market, countless cafes and restaurants, and is exactly one block to the sky-bridge/waterfront parks.
As it relates to the surrounding market, there are no properties under construction and the only proposed project is an expansion to Expedia’s future headquarters. Queen Anne often gets overlooked due to its location adjacent to Lake Union and Belltown/Denny Regrade, some of the hottest submarkets in Seattle. However, it is home to large corporate tenants like Amazon, Expedia (slated to move to the submarket in 2019), and Holland America.
One of the largest occupiers in the submarket is F5 Networks, with a total of 300,000 SF at Elliott West. However, the company has already leased all of the office space in one of Seattle CBD’s newest towers, aptly named F5 Tower. The property delivered in 17Q4, but F5’s leases at Elliott West go through 19Q3, so the space is being marketed for sublease. However are not open to any users less than a full building requirement- as of now.
