Last Spec Suite Remaining at 1560 Wilson, With More to Come!

 

With the Washington, DC Class B office market getting tighter, Northern Virginia has been gaining interest from tech companies seeking affordable office space in the Washington, DC metro area. To attract such tenants, Northern Virginia landlords have increasingly been developing pre-built spec suites at discounted costs to those within core areas of the District. Brookfield Office Properties has launched a series of creative spec suites at 1560 Wilson Blvd to meet this this demand and the response has been terrific.

 

The concept of building spec suites that surround a shared communal area is gaining popularity in the market, with 500 Penn St and Harbour Town in Georgetown as two similar examples that have proven successful. Dubbed, “The Quarter”, the spec suites at 1560 Wilson are on the 6th floor and range from 2,000 – 3,500 SF with a communal area consisting of a large café, lounge area, TV’s and Wi-Fi all exclusively for use by its tenants. As a free standing building, the suites boast expansive window lines, and are accentuated by open ceilings, polished concrete floors and glass offices. Demand for a spot in The Quarter has been so great that only one 2,039 SF suite remains available for lease.

 

If the last remaining 2,039 suite isn’t quite the right fit, fortunately 1560 Wilson is delivering a similar concept this summer on the 9th floor called, “The Loft”. The Loft will emulate The Quarter in that it will have four spec suites ranging from 2,500 – 3,500 SF and a shared central communal area. What differentiates The Loft from its predecessor is the industrial design, featuring polished concrete floors, exposed brick walls, exposed wooden beam ceilings and glass offices as well.

 

Both The Quarter and The Loft are complemented by 1560 Wilson’s conference facility, lounge, bike storage and shower locker room, which will be delivering this summer as well. Asking rents for both The Quarter and The Loft begin at $40.00 – $42.00/SF Full Service.
