Renovations Underway at 1411 K Street Ideal for Creative Users

 

1411 K Street is not your average mid-block building. Most mid-block buildings have two sides of window line (if you’re lucky), creating dark work environments with little natural light. Typically these types of buildings are what we categorize as B-/C buildings and are meant to serve as economic alternatives to prime corner lots. 1411 K Street, on the other hand, is taking admirable steps to break that mold.

You can’t tell from the outside, but there actually three sides of glass on each floor at 1411 K Street. The building to its east, 1401 K Street, is shaped like a horseshoe so there is a large portion of window line towards the middle of the floor where the buildings do not abut.

The building’s owner, TA Realty, is investing a substantial amount of capital to upgrade the common areas and create flexible spec suites ideal for creative users. As part of the renovation, TA is creating a new two-story lobby with a glass facade, upgrading the elevator cabs and perhaps most notably, creating a new rooftop terrace with a conference center. The conference center will be double height glass with flexible partitions to allow for outdoor access.

 

The office suites range from as little as 1,600 SF to a full floor of approximately 5,000 SF.  As part of the spec build-outs, ownership has provided the essentials for each suite, i.e. kitchen, new ceiling, new lighting, etc., but has purposely not built any offices or conference rooms, allowing prospective tenants the flexibility to design to the specifications of their requirement.

While there is no parking in the building, it is just one block north of McPherson Square Metro and about three blocks from Metro Center. The building also sits directly between Franklin Park and McPherson Square Park, which can both be seen clearly from within the building. The asking rent to lease office space in the building is $48.00 – $53.00/SF depending on lease term and the amount of improvements necessary to the space.
