800 K Street Will Offer Full Floors in Prime Location in the East End

 

Anthem Row, perhaps DC’s most underutilized stretch of prime real estate, is getting a facelift that is attracting all kinds of buzz.

First, it was Apple’s flagship deal to take over the iconic Caregie Library. Next, Equinox announced that it will be opening a 34,000 SF luxury fitness club at 800 K Street. Then, came the nearly complete lease up of 700 K Street anchored by Baker Botts, the Information Technology Industry Council and other notable government relations offices.  And finally, the reveal of The Octagon, Meridian Group’s tucked away office building targeting creative office users.

Located along the corridor of what is now called Techworld Plaza (soon-to-be Anthem Row), 800 K Street is a 12-story, 100,000 SF building that you’ve likely have never paid much attention to apart from its distinguished skywalk bridge.  With the Federal Government vacating the entirety of the building, the building’s owner, Meridian Group hopes to pull the building out from obscurity, and attract creative office users looking for a bargain deal in a prime location.

With Equniox taking the first three floors, all of floors 4-12 are available for lease. Each floor ranges from 11,000 – 13,400 SF and includes a unique side core, allowing for a more efficient use of the space.  Being that it is an Octogon, there are 8 sides of glass, although some views are limited due to the location of the building. However, the top 3 floors include the skybridge that hangs over Anthem Row, which will have unobstructed northern views of Carnegie Library and southern views of the Portrait Gallery.

The ownership has engaged Clark Construction to handle the renovation which will include an upgraded façade, new mechanical and electrical systems, and a brand new lobby. Renovations will be complete by mid-to-late 2019, and rents will be in the high-$50.00’s/SF, full service which is below the average costs for buildings in the East End.
