Space Leasing Quickly at DC’s Most Unique Waterfront Development

 

MakeOffices made headlines last week when it was announced they will be the latest tenant to relocate to Hoffman-Madison’s sprawling neighborhood taking shape at The Wharf in Southwest. The growing coworking company signed a 45,000 SF lease on the 2nd and 3rd floors at 800 Maine Avenue, the project’s first office building delivering in 3Q 2017. The 11-story office building is now over 50% pre-leased with just about 80,000 SF of office space remaining on floors 4 through 7.

For those who only know The Wharf as the ramshackle, 200-year old fish market, please watch the video below to see just how incredible the mile-long site will be once complete.

When finished, 800 Maine Avenue will feature 9’ finished ceilings, a rooftop terrace, private fitness center and perhaps most importantly, everyday access to the endless amenities within the $2B project (not to mention Hains Point golf course across the channel for your lunchtime stress relief).

1000 Maine Avenue, the next building slated for construction once an anchor tenant is secured, will be slightly larger with direct visibility to the 170,000 vehicles commuting over the 14th Street Bridge daily. Both buildings will be within a 5-10 minute walk of either Waterfront or L’Enfant Plaza Metro Stations.

Unless you see the site in person, it is hard to appreciate the scale and impact the project will have on the community. I have always found it puzzling why DC doesn’t showcase its waterfront areas more prominently, so it is refreshing to see such a transformative project in the works. It doesn’t get much better than working in an environment overlooking a 450′ District Pier, 550 boat slips, and a concert hall that can accommodate nearly 6,000 people.
