Tenant Amenities At 190 S LaSalle Include Lavish Conference Suite and Gorgeous “Library”

Every building wants to stand out, but few can match postmodern icon 190 S LaSalle. From its lobby and stunning tenant club to its distinctive presence on the skyline, this building is well known icon in Chicago.

The Space

190 S LaSalle boasts 798,782 total SF over its 40 floors. The majority of this square footage is highly efficient, with virtually no columns dividing floors. The 6th-floor space up for lease by Cushman & Wakefield is currently set up for 24 workstations, two private offices, two medium conference rooms, and one large conference room, along with a reception area, kitchen, and production room. The asking rate is from the low to mid 30s per Gross SF, and the lease extends until June 30, 2022.

The Architecture

Built in 1986 by John Burgee and Philip Johnson, 190 S LaSalle is famous for bringing Postmodernism to Chicago. This movement was an explicit response to the strict structure of the International Style, exemplified by Mies van der Rohe (read more about his work at this listing). It exemplified the architectural freedom of the ‘80s and ‘90s, adapting the visual language of traditional buildings and supersizing it for drama and flair.

The lobby is a prime example of the style: it features Italian marble walls supporting a 55-foot-tall gold leaf ceiling, a 45-foot bronze-framed entryway, a marble checkerboard floor, and a 28-foot-tall abstract sculpture by Sir Anthony Caro.

The exterior is just as grand — its austere masonry facade is topped by a two-story double-cross copper gable roof. The green roof is a statement on the skyline, and offers exceptional views of the city from within. If you’re looking for luxurious space in a postmodern icon sure to make your company stand out, this is the place for you.

The Building

In addition to the usual amenities of a Class A downtown office space — a fitness center, ATM, sundry shop, messenger service, elevator ID, on-site concierge, and LEED-EB Certification — this building boasts an unmatched suite of tenant spaces. On the 40th floor, a business club for tenants known as “The Library” offers high-quality food and drink. The stunning library-themed design is perfect for meetings or relaxing after a long day of work, and provides superb views of downtown Chicago and the Ceres statue atop the Board of Trade.

If you’re looking for a more formal venue, 190 S LaSalle also features extensive and versatile conference space. The design of these rooms ranges from classic to modern, and many of the spaces host Chicago’s most lavish receptions and parties in the evenings.

Tenants already taking advantage of this postmodern icon’s stellar space include Bain Consulting, US Bank, and Neuberger Berman.

The Location

Located in the heart of LaSalle Street, this postmodern icon is right in the middle of the Loop, a short walk away from landmarks like the iconic Willis Tower and the Chicago Board of Trade. With a Walk Score of 99 and Transit Score of 100, this property can’t be beat for convenience and transit access. But if you don’t want to go far, much of the best Chicago has to offer is right in the neighborhood. AraOn, a top-rated sushi restaurant, is in the building; the wildly popular Revival Food Hall and casual options like Native Foods Cafe are just a block away. For an evening’s entertainment, Chicago’s theater district is nearby, featuring the Goodman Theatre as well as Broadway in Chicago.
