First Phase in Edens’ Union Market Development at the Maurice Electric Building Fully Leased

 

How do you get a US Soccer team, a national education non-profit, a booming PR firm and a Film Production company to live together under one roof?

No…this is not a teaser to DC’s next reality TV show.

Answer:  Take an 82,000 SF vacant warehouse and let the industrial coolness sell itself.

Boasting 20+ foot ceilings, exposed concrete and modern “trend-wall” construction, Edens has just leased the final of its 7 office suites at 500 Penn Street, NE.  All that remains is 35,000 SF of warehouse/showroom space.

Reading Partners, an education focused non-profit based in San Francisco, is relocating its DC team to the creative mecca that is Union Market.  I had the pleasure of representing Reading Partners in their new lease, and got to experience just how unique this project is.  They will be joining DC United, GoodFight Media, Sensis, Huge, and software startup, Venga, in the revamped building that once housed Maurice’s Electrical Supply.

What makes this building so unique is that each tenant occupies their own private suite for core operations, and share access to a list of amenities including multiple conference rooms, private offices, phone booth rooms, and a communal eat-in kitchen.

And that is just what’s on the inside.  The outdoor amenities include bocce ball, a full wet-bar, and plenty of outside seating complete with strung lighting for those late nights at the office.

 

 

If you haven’t yet visited Union Market, I strongly recommend taking an afternoon to explore the area and the 40+ food artisans that set up camp 6-days a week. The 45-acre site adjacent to Galludet University is evolving into a vibrant work-live-play environment, with new residential units, weekend food shows and live concerts.   Oh, and did I mention parking was free?

 

What should you be on the lookout for next from Edens?  More food and residential units are in the works, with additional office development hopefully to follow.  Edens and Philadelphia-based chef, Jose Garces, will be delivering a 20,000 SF Latin Marketplace across from the existing “Market at Union Market”.  Atop the new Latin market will be 440 residential units developed by Trammel Crow and Level 2 Development.  Delivery is slated for Fall 2018.
